Commercial cleaning is a scope document, not a service

Residential cleaning has a recognizable shape. Commercial cleaning does not — a dental practice, a distribution warehouse and a 200-seat restaurant have almost nothing in common except that people work in them.

That is why commercial work is quoted rather than priced from a list. What the quote actually produces is a scope document: which tasks happen, in which areas, at which frequency, during which hours, and who supplies what. Without that, both sides are guessing, and disputes about commercial cleaning are almost always disputes about scope rather than about quality.

The most useful thing a scope does is assign a frequency to each task rather than to the contract as a whole. "We clean three times a week" tells you nothing about whether baseboards get done. "Restrooms and break rooms every visit, full floors three times weekly, detail dusting weekly, high dusting monthly" tells you everything.

How we work

Walk the building before quoting it

A commercial number produced from a square footage figure and a phone call is a guess. Floor type, restroom count, headcount, traffic pattern, ceiling height, the state of the entry and how the building is actually used all change the labor involved, and none of them show up in the lease.

So the process starts with a walk-through. We look at the space, ask what has gone wrong with previous arrangements, and write a scope with frequencies attached to each task. Then we quote against that scope rather than against a description.

It also means we tell you when something is outside what we provide. Hood and duct cleaning, regulated clinical disinfection, hazardous remediation and industrial specialty work all require specific licensing and equipment. We will say so at the walk-through rather than agreeing on site and disappointing you later.

The single strongest driver in most buildings. Restrooms are slow and they are non-negotiable.

Headcount and traffic

How many people pass through, and how concentrated that flow is across the day.

Floor type and area

Sealed concrete, carpet tile, LVT, polished stone and quarry tile all behave differently.

Frequency

Daily service costs more in total and less per visit. Both figures matter to a budget.

Hours and access

Overnight, before open, during operation, plus alarms, badges and building rules.

Scope depth

Whether high dusting, glass, furniture and edge work sit inside the agreement or get added at a different rate later.

The scope and schedule go in writing so both sides can point at the same document. Beyond that, we have no interest in holding a business to an arrangement that has stopped matching the building.
Can you provide proof of insurance to our landlord?
Yes. We are bonded and insured and can provide documentation to a landlord, building manager or franchisor before the first visit.
Who supplies paper products, soap and liners?
Usually the client, since most businesses already have supplier arrangements. We refill dispensers from your stock as part of the visit. If you would rather we sourced consumables, tell us at quoting and we will price it.
How quickly can you start?
Most accounts begin within a couple of weeks of the walk-through and a signed scope. The slow part is almost always access: keys, alarm codes, badges and getting registered with the building.
Is there a minimum size?
No. A three-person suite and a full floor are both quotable. Smaller spaces often work best on a two- or three-day-a-week schedule rather than daily.
