Condo cleaning in Fort Worth

Cleaning a condo is mostly like cleaning any home, right up until the point where the building has opinions. Service elevators, loading windows, HOA rules and shared-wall etiquette all shape how a visit runs.

  • Building rules respected
  • Finish-appropriate products
  • Bonded and insured

What the building changes about the job

The unit is yours; the route to it is not. That is the practical difference between a condo and a house, and it affects scheduling more than it affects cleaning.

Many Fort Worth buildings restrict service access to a specific elevator, a specific entrance, or a specific window of hours. Some require vendors to check in with a concierge or front desk. Some require proof of insurance on file before a vendor is admitted at all — we are bonded and insured, and we can provide documentation to a building manager on request.

Inside the unit, the differences are about finishes and neighbors. Condos more often have engineered wood, stone counters, glass partitions and floor-to-ceiling windows than the average house does, and several of those want specific products rather than an all-purpose spray. Shared walls and floors also mean vacuum timing matters — we can schedule around quiet hours if the association enforces them.

Unit scope

What a condo cleaning covers

A full standard clean, with the surfaces that show up most often in condo construction called out explicitly.

  • Stainless appliance fronts wiped with the grain
  • Sink, faucet and disposal collar descaled
  • Cooktop, hood face and backsplash
  • Cabinet fronts and handles
  • Island seating, stools and the toe-kick beneath
Living and glass
  • Interior glass partitions and glass doors
  • Floor-to-ceiling window glass to reachable height
  • Window sills, tracks and ledges
  • Balcony or terrace door track and threshold
  • Reachable light fixtures and fan blades
  • Dusting of hard surfaces and media units
Bathrooms
  • Glass shower enclosures descaled and polished
  • Tile, grout and shower pan
  • Toilet inside, outside, base and behind
  • Vanity, mirrors, fixtures and hardware
  • Exhaust fan cover dusted
  • Floors cleaned to the wall line
Bedrooms and floors
  • Beds made, or linens changed if left out
  • Closet floors and reachable shelving
  • Engineered wood cleaned with minimal moisture
  • Vacuum of carpet and rugs including edges

  • Entry threshold and door hardware

Exterior window glass and anything outside the unit boundary is the building's responsibility. We clean interior glass to a safe reachable height without ladders on upper floors.

How we work with your building

  1. You tell us the rules

Service entrance, service elevator, loading window, concierge check-in, quiet hours, and whether vendors need to be registered in advance.

  2. We provide documentation if needed

Buildings that require a certificate of insurance on file can be sent one. We are bonded and insured, and cleaners are background-checked.

  3. We schedule inside the window

If the building only admits vendors between set hours, the visit gets planned around that rather than arriving and hoping.

Condo, townhome or apartment?

The labels overlap, so use the practical test. If the unit is on one level inside a shared building with elevator or corridor access, treat it as a condo. If it has its own front door and internal stairs, see townhome cleaning. If you rent rather than own, apartment cleaning is usually the closer fit.

The cleaning checklist is largely the same across all three. What changes is access, stairs and who is responsible for what.

Questions

About condo cleaning

Can you provide proof of insurance to my HOA or building manager?
Yes. We are bonded and insured, and documentation can be sent to a building manager or association before the first visit if they require vendors to be on file.
Do you use ladders on upper floors?
We clean to a safe reachable height with standard step stools. We do not work at height against floor-to-ceiling glass on upper floors — that is a specialist job and a safety issue.
My building has quiet hours. Can you work around them?
Yes. Tell us the window and we schedule the vacuum-heavy portion of the visit inside it.
Are stone counters safe with your products?
We use pH-appropriate products on natural stone rather than acidic all-purpose cleaners. If your counters have a specific sealer with manufacturer guidance, leave the product out and tell us and we will use it.
Do you clean the common areas of the building?
Not as part of a residential booking. Building common areas, lobbies and amenity spaces are commercial cleaning and are quoted to the association or management company.
