Cleaning in downtown Fort Worth and Sundance Square
Downtown is the only part of Fort Worth where the building decides the schedule before you do. Loading docks close, freight elevators get booked, and a crew without a fob is a crew standing in a lobby. Getting that right is most of the job here.

Access is the first half of a downtown clean
Every downtown property we clean has an access story, and it is worth settling it once rather than rediscovering it every visit.
Residential towers and converted lofts generally need a resident-issued fob or a front-desk authorization list, and most restrict move-type equipment to the freight elevator during set hours. Office floors usually need a building access card issued to the vendor, not to the crew member, plus a certificate of insurance on file with property management.
None of this is difficult. It is just sequential: certificate of insurance to management, access credential issued, dock or elevator window agreed, then cleaning. Starting that chain a week before the first visit is the difference between a smooth start and a wasted trip.
Parking is the part people underestimate. Street parking within Sundance Square is metered and time-limited, and a crew carrying equipment cannot feed a meter mid-job. A validated garage space or a dock slot needs to be part of the arrangement.
Getting started downtown
How a downtown account is set up
Tell us the building, not just the unit
Building name and floor tell us whether we already hold credentials there. Several downtown properties have vendor requirements we have already satisfied, which removes a week from the setup.
We send documents to property management
A certificate of insurance naming the property, plus whatever vendor registration the building runs. This is on us to chase, not you.
Access and a window get agreed
Fob, access card or front-desk list; dock booking or freight elevator slot; and the hours the building allows vendor work. Office floors are usually after 6 PM, residential units during the day.
The schedule locks
Once the window is fixed, it stays fixed. Downtown routes are built around building access hours rather than geography, because the elevator is the constraint, not the drive.
What downtown units actually need
Condos, lofts and office floors
- High-rise condos and apartments
- Floor-to-ceiling glass cleaned on the interior, including the track and the frame
- Balcony sliders, thresholds and reachable balcony floor
- Frameless shower glass descaled rather than polished over
- Stainless appliance fronts done with the grain
- Building-supplied washer and dryer, including the door seal
- Converted warehouse lofts
- Exposed brick dusted dry with a soft brush, never wet
- Exposed ductwork, conduit and sprinkler pipe on the reachable runs
- Polished or sealed concrete floors dust-mopped before any damp pass
- Original steel window frames and their sills
- Open shelving and mezzanine rails
- Office floors
- Workstations, shared tables and conference rooms
- Interior glass, partition glass and lobby entry glass
- Restrooms restocked and disinfected on a documented scope
- Break rooms including appliance interiors on an agreed rotation
- Trash and recycling consolidated to the dock
Exterior window cleaning above ground level is rope-access or lift work and is a separate trade. We clean the inside face.
The two things downtown residents ask about most
Dust in a sealed building. People expect a high-rise to be dust-free and are surprised that it is not. Sealed towers recirculate air, and the fine dust that results settles on horizontal glass, matte cabinet fronts and dark floors faster than in a house with operable windows. It is not a sign of a poor clean; it is a reason weekly service holds a downtown unit better than biweekly.
Scale on glass. Fort Worth water is hard, and frameless shower enclosures downtown show it within two weeks. Once scale bonds to the glass it needs an acidic descaler and dwell time, not more effort. On a routine schedule it never gets that far.

Questions
Downtown questions
- Can you clean after hours so the office is empty?
- Yes, and for most office floors that is the sensible arrangement. Crews work after the building's business hours to an agreed window, which avoids working around occupied desks and meeting rooms. It requires the building to permit vendor access in that window, which is settled during setup.
- Do you supply the certificate of insurance my building asks for?
- Yes. We are bonded and insured, and we can provide a certificate naming your building or management company as certificate holder. Give us the exact entity name and address the building requires — buildings reject certificates for the wrong entity name more often than for anything else.
- My loft has exposed brick that sheds dust constantly. What can be done?
- Brick and mortar shed fines permanently; that is the material, not the cleaning. What helps is dry brushing the brick face on a rotation, vacuuming the floor along the wall base with a hard-floor head rather than sweeping it into the air, and treating horizontal ledges as a scheduled item. Wetting brick makes it worse, because water carries fines into the mortar joints and they reappear as bloom.
- Is there parking for the crew, or do I need to arrange it?
- It depends on the building, and it is worth checking before the first visit. Some downtown properties issue a vendor dock slot or a validated garage space; others expect the vendor to park in a public garage. Either works — we just need to know which, because metered street parking is not viable for a crew carrying equipment.
- Do you clean the common areas of a residential tower?
- Yes, that is commercial work rather than residential — lobbies, corridors, elevator cabs, mail rooms, amenity decks, fitness rooms and trash rooms, on a documented scope and frequency. It is quoted from the floor plan and the number of floors, not per unit.
