House cleaning around Eagle Mountain Lake
Lake houses are used in bursts and closed up in between, and that single fact changes everything about how they should be cleaned. A property occupied every weekend from April to September and barely touched from November to February does not want a flat twelve-month schedule.

What a lake property does that an ordinary house does not
It sits empty and closed. A house shut up for three weeks in a Texas summer with the air conditioning set high develops a stale, slightly damp character that has nothing to do with dirt. Bathrooms hold odor at the traps, textiles hold humidity, and any organic residue left in a kitchen bin or a disposal has three weeks to work on it. A pre-arrival clean solves this; a post-departure clean prevents it.
It gets used hard and fast. Ten people over a long weekend put a season's worth of use through a kitchen and two bathrooms. Sand and grit come in from the water, wet towels pile up, and outdoor furniture moves indoors and back.
Water and grit are constant. Lake grit is coarser than street dust and far more abrasive, which matters on hard floors. Dragging it around with a dry mop scratches; the correct sequence is vacuum with a hard-floor head first, then damp-clean.
The outdoor space is part of the house. Screened porches, decks, boathouse steps and covered patios function as rooms here, and they collect leaf litter, spider webbing and lake insects at a rate an interior room never does. If you want them included, they need to be in the scope explicitly.
Three ways to schedule a lake property
Pick by how the house is actually used, not by what a general cleaning schedule would suggest.
Seasonal recurring
- The house is used most weekends between spring and early fall
- It is largely closed through winter
- You want the same crew and the same standard each visit
A recurring schedule through the active season with a reduced or paused cadence out of it. The frequency discount applies while the schedule runs.
See recurring cleaningArrival and departure cleans
- Use is irregular and driven by specific trips
- The house sits closed for weeks between visits
- You would rather pay per use than hold a schedule
Booked against dates: a clean before you arrive so the house is fresh, and one after you leave so nothing is left to develop.
See one-time cleaningGuest turnover
- The property is let to guests between family use
- Changeovers have a fixed release time
- You need a photo record of the state each unit was left in
Turnover cleaning to a guest-ready standard, scheduled backward from check-in. Confirm the property's registration status with the city before building a calendar around it.

What we add on a lake property
These items are not in a standard house cleaning scope. On a lake house they are usually the whole point.
- Opening a closed house
- Every trap run to clear dry P-traps and the odor they release
- Refrigerator and freezer checked, wiped and any spoiled contents removed on agreement
- Bins emptied, washed and relined
- Beds stripped and remade with linen you have left out
- Windows and sliders opened to move air through the house while we work
- Grit and water management
- Hard floors vacuumed with a hard-floor head before any damp pass
- Entry matting lifted and cleaned beneath
- Shower and tub drains cleared of sand and hair
- Utility and mud rooms including the floor beneath appliance front edges
- Outdoor rooms, on agreement
- Screened porches swept, screens brushed and webbing cleared
- Outdoor furniture wiped and cushions beaten out
- Covered patio floors swept and damp-cleaned
- Reachable exterior glass on the lake elevation
Boathouses, docks, decks below the waterline and any exterior surface needing pressure equipment are outside our scope.

Questions
Eagle Mountain questions
- Can you clean before we arrive if we are driving in the same day?
- Yes, and it is the most common arrangement out here. Give us the arrival time and we schedule backward from it. The one thing to settle in advance is access — a lockbox code or a key held locally works far better than a plan that depends on you arriving first.
- The house smells stale after being closed up. Is that a cleaning problem?
- Partly. Dry P-traps in a house that has sat empty let sewer gas back into bathrooms and utility rooms, and that alone accounts for a lot of what people describe as a closed-up smell. Running every trap, clearing and washing bins, checking the refrigerator and moving air through while we work handles most of it. If a smell persists after all that, it is usually damp or a mechanical issue rather than housekeeping, and we will say so.
- Do you clean screened porches and decks?
- Screened porches and covered patios, yes, when they are in the agreed scope — swept, screens brushed, webbing cleared, furniture wiped. Open decks, docks, boathouses and anything needing pressure equipment are outside what we do. It is worth being explicit about which outdoor spaces you want included, because they add real time.
- Is it worth holding a recurring schedule through the winter?
- For most lake properties, a reduced cadence beats either extreme. A monthly visit through the quiet months keeps traps wet, catches anything developing, and means the house is not starting from a deficit in spring. It also holds your slot on the route for the season when you actually need it.
- How far out on Boat Club Road do you go?
- Along the Boat Club Road corridor and the lake edge in 76135 and 76179, including Lake Country Estates and Marine Creek Ranch. It is one of our longer routes, so northwest work is grouped onto set days — worth asking about when you book if a particular weekday matters to you.
