What drives the time on a move-out clean
How long you lived there
A two-year tenancy leaves substantially more in cabinet interiors and appliance seals than a six-month one.
Kitchen appliance condition
Ovens are the single most variable item. A well-used oven can take an hour by itself.
Bathroom count
Every bathroom needs descaling, grout work and full detail, so the count drives the schedule more than square footage does.
Whether the property is empty
An empty property cleans much faster and much better. Furniture still in place limits what can be reached.
Pets during the tenancy
Hair in carpet edges, baseboard runs and closet floors is a common inspection note and takes time to clear properly.
Hard-water history
Untreated shower glass in North Texas can hold years of mineral deposit. Removing it is slow but usually possible.

Book for after the movers, not before
Schedule the clean once the property is genuinely empty. Cleaning around a half-loaded truck means every surface has to be revisited, and the areas that matter most to an inspector — cabinet interiors, closet floors, behind appliances — are exactly the ones still blocked.

About move-out cleaning
- Will a move-out clean guarantee I get my deposit back?
- No cleaning company can promise that, and you should be wary of one that does. Deposits also cover damage, repairs, unpaid rent and lease terms that have nothing to do with cleanliness. What a move-out clean does is remove cleaning from the list of reasons a deduction can be made.
- Does it include carpet shampooing?
- No. Carpet steam cleaning is a separate trade with separate equipment. We vacuum thoroughly including edges. If your lease requires professional carpet cleaning, book that separately and schedule it after our visit.
- Should the property be empty first?
- Yes. Get the property emptied first. It is faster, it costs less, and it is the only way the areas an inspector actually opens are reachable at all.
- Do you clean garages and patios?
- Garage sweeping and patio sweeping can be added, and they do appear on some inspection lists. Tell us when you book so the time is scheduled.
- Can a landlord or property manager book this directly?
- Yes. Landlords and managers regularly book turnovers between tenants — that is rental property cleaning, built around getting a unit listable again rather than around a tenant's deposit.
