The tasks overlap, so people assume the services do too. In practice they are priced differently, scoped differently, scheduled differently, and answer to completely different people.

The core difference is how scope gets defined

Residential cleaning has a shape everyone recognizes. Kitchen, bathrooms, bedrooms, living areas, floors. A customer can look at a checklist and know whether it matches their expectations.

Commercial cleaning has no default shape, because a dental practice, a distribution warehouse and a 200-seat restaurant have nothing in common except that people work in them. So the quote produces a scope document: which tasks, in which areas, at which frequency, during which hours, and who supplies what.

That is why almost every dispute about commercial cleaning is a dispute about scope rather than about quality. "We clean three times a week" tells you nothing about whether baseboards are included. A good scope assigns a frequency to each task, not to the contract as a whole.

Where the work itself genuinely differs

Beyond the paperwork, there are practical differences on the ground.

  • Throughput, not square footage. A small clinic seeing eighty patients a day generates more cleaning demand than a large office with twelve people in it.
  • Touch points dominate. In a workplace, door handles, handrails, switches and restroom fixtures matter more than surface area, because hundreds of people contact them.
  • Floors take a beating. Commercial entries take grit, mud and pollen at a volume no house does, and traffic paths wear visibly within days.
  • Nothing gets moved. Commercial agreements almost always specify cleaning around personal items, files and merchandise, which avoids both damage and awkward conversations.
  • Coverage matters more. A missed residential visit is an inconvenience. A missed commercial visit means a business opens with dirty restrooms.

Common questions

I run a business from home. Which is it?
Usually residential, unless clients regularly come to the property or you have staff on site. If there is a public-facing area with its own restroom, that part may be worth scoping commercially.
Can one company do both well?
Yes, provided it treats them as different disciplines. The failure mode is a company applying a residential checklist to a commercial building, or quoting a commercial job without walking it.
Why is commercial cleaning quoted rather than priced?
Because there is no default scope. Two 5,000 sq ft spaces can need completely different work depending on restroom count, floor type, headcount and hours. A number produced without seeing the building is a guess.
Do commercial customers get recurring discounts?
Businesses needing several cleaning days a week, or daily, may qualify for recurring discounts of up to 35%. That is a ceiling for qualifying schedules, not a rate every commercial account receives.
