When should post-construction cleaning be scheduled?

The scheduling decision costs more money than the scope decision. A final pass performed before the trades are genuinely finished has to be repeated at full cost.

The rule: after the last trade, not after the last scheduled trade

Those are different things, and the gap between them is where post-construction budgets get wasted. A punch list is almost always open when a project is declared finished — a door to adjust, trim to caulk, a cabinet panel to swap, a light fixture to change out.

Every one of those tasks generates a little more dust and a little more residue. A single afternoon of touch-up sanding will undo a final pass entirely.

So the useful question to ask a builder or general contractor is not "when are you done" but "when will nobody be cutting, sanding or painting in this property again."

Where the passes belong in a build sequence

  1. 1Rough pass — once the site needs to be workable. Bulk debris, packaging and protective film removed. This can happen while finishing trades are still active, because its purpose is site condition rather than finish.
  2. 2Detail pass — after the last cutting, sanding and painting. The longest stage. Cabinet interiors, appliance interiors, glass, adhesive, grout haze, fixtures, doors, trim and floors.
  3. 3Final pass — after a settling gap. Scheduled with a deliberate gap so remaining airborne dust has landed. Horizontal surfaces, glass and floors redone.

Deadline-driven scheduling

Residential handovers. Work backward from the closing or handover date, leaving a settling gap before the final pass. If you also want a move-in clean, that comes after, once the property is genuinely finished but still empty.

Commercial openings. Work backward from the opening date or the certificate of occupancy inspection. These frequently run overnight so the space is ready at the start of a business day.

Anything with an inspection. Book the final pass close to the inspection rather than close to the end of the trades, since anything happening in between will show.

Sequencing against other finishing work

If carpets are being professionally cleaned, our passes come first — dust knocked down from blinds, sills and trim lands on the floor. If carpet is being replaced, ours comes after.

If landscaping or exterior work is still in progress, expect grit tracked in through the entry, and consider holding the final pass until it is done.

How long should the settling gap be?
Long enough that airborne dust has landed and nobody has been working in the property since. The important part is that no cutting, sanding or painting happens between the detail pass and the final pass.
Can you clean while trades are still on site?
A rough pass, yes — it is often useful to make a site workable. The detail and final passes should wait, or they will need repeating.
How much notice do you need?
As much as you can give, particularly for a fixed handover or opening date. Tell us the deadline and we will schedule backward from it.
What if the schedule slips?
Tell us as soon as you know. Moving a booking is straightforward; discovering on the day that the property is not ready wastes a crew's day and yours.
