How much does post-construction cleaning cost in Fort Worth?
The variable that surprises people is the number of passes. Construction dust keeps settling for days after the trades leave, so a single visit is not a cheaper option — it is an incomplete one.

Priced by passes, not by visits
A post-construction quote covers a sequence: a rough pass for bulk removal, a detail pass for the actual cleaning, and a final pass after a settling gap. The detail pass is the longest by a wide margin.
Anyone quoting a single-pass post-construction clean is either not familiar with the work or is planning to leave before the dust lands. Fine drywall and cut dust stays airborne for many hours; a property cleaned once will show a film again within a day.
What drives the number
Square footage
More directly relevant here than on a household clean, because every surface in the property needs treating rather than just the used ones.
How much dust the trades generated
Drywall and tile cutting produce far more than a paint-and-fixtures finish-out. The single biggest swing factor.
Glass area
Adhesive, protective film, spatter and sticker residue on windows and partitions is slow, detailed work.
Cabinetry and built-ins
Inside, outside, on top and underneath, all of it never touched before. New kitchens are a substantial block of time.
Floor type
Grout haze on new tile takes multiple passes. Sealed concrete and LVT are faster.
Whether the punch list is closed
If touch-up work continues after the final pass, the final pass has to be repeated. Scheduling drives cost as much as scope.
Residential and commercial are priced differently
New residential builds and additions are quoted on the whole property, usually around a builder's or homeowner's handover date. In Fort Worth this is concentrated in the growth corridors — Alliance and far north, Walsh and the west side, and south along I-35W toward Burleson and Crowley.
Commercial finish-outs and tenant improvements are quoted around an opening date or a certificate of occupancy, and they frequently run overnight so the space is ready for an inspection or a first trading day. Retail bays, restaurant build-outs and office suites all fall here.
The technique is the same; the scheduling constraints are what differ, and scheduling constraints affect cost.
Where the money gets wasted
Cleaning too early. An open punch list — a door still to adjust, trim still to caulk, a cabinet panel waiting to be swapped — quietly puts more dust back into the property with every task. Run the final pass before the trades are truly done and you will be paying for it twice.
The way to control the total is to control the sequence: bulk removal early if the site needs to be workable, then hold the detail and final passes until the work is actually done.

Common questions
- Can I book just one pass to save money?
- You can, and for a light finish-out it is sometimes enough. For anything involving drywall or tile cutting it is not, and the result will show a film within a day. We will tell you honestly which case your site is.
- How does it compare to a deep clean?
- It is a different discipline rather than a bigger version. Construction dust is mineral and abrasive, so surfaces get vacuumed before wiping. Household soil is greasy and bonded, so it needs product and dwell time. See post-construction vs deep cleaning.
- Do you work overnight on commercial sites?
- Yes. Finish-outs and build-outs are frequently cleaned outside operating hours so the space is ready for an opening or an inspection.
- My builder included a final clean. Is that the same thing?
- Usually not. Builder handover cleans are surface passes aimed at the walk-through, and they rarely include cabinet interiors, appliance interiors or the settling gap that a proper final pass requires.
