Post-construction cleaning vs deep cleaning
These get booked interchangeably and they should not be. One removes household soil that has accumulated over months; the other removes fine mineral dust and trade residue from a property nobody has lived in.
The short answer
- Post-construction cleaning
- Deep cleaning removes grease, scale and dust from a lived-in home.
- Deep cleaning
- Post-construction cleaning removes drywall dust, adhesive, grout haze and film from a finished build.
Why the difference is physical, not commercial
Household soil is mostly organic and greasy. It bonds to surfaces over time and needs a product that breaks it down — a degreaser on cabinet fronts, an acid-side product on hard-water scale.
Construction dust is mineral and abrasive. It does not bond; it sits. But it is extremely fine, it stays airborne for hours, and dragging a dry cloth across a new quartz counter with grit on it puts fine scratches into the finish. So the technique is the opposite: vacuum surfaces before wiping them, and change cloths constantly.
That single difference cascades into everything else. Post-construction work needs multiple passes with settling gaps, because dust keeps landing. A deep clean is one visit, because nothing is still falling from the air.
Side by side
| Point of comparison | Post-construction cleaning | Deep cleaning |
|---|---|---|
| What is being removed | Drywall and cut dust, adhesive, protective film, grout haze, paint spatter, sticker residue. | Grease film, hard-water scale, accumulated dust, soap scum, grime along edges. |
| Property state | Empty and never occupied. | Occupied, with belongings to work around. |
| Number of passes | Multiple, with settling gaps between them. | One visit. |
| Technique | Vacuum before wiping. Grit on a cloth scratches new finishes. | Product and dwell time to break down bonded soil. |
| Glass | Adhesive, spatter and film removal as well as cleaning. | Cleaning and descaling. |
| Cabinetry | Inside, outside, on top and underneath — all never used. | Fronts and handles; interiors on request. |
| Floors | Repeated passes as dust continues to settle; grout cleared of residue. | One thorough pass including edges and corners. |
| Booked by | Builders, contractors, developers and homeowners at handover. | Households, before a schedule starts or roughly annually. |
Booking a deep clean for a construction site
It is the most common mistake in this category, and it almost always results in a second visit. A deep clean is scheduled for one pass, with products aimed at household soil. Applied to a finished build, it will look right for about a day — until the remaining airborne dust lands.
If you have just finished a project, book post-construction cleaning. If you finished months ago and the house has been lived in since, book a deep clean.
What about a remodel in an occupied house?
That is a third case, and it sits between the two. The work area needs post-construction technique — vacuum first, multiple passes, adhesive and grout haze. The rest of the house needs something closer to a deep clean, because fine dust has traveled through the HVAC into rooms nobody worked on.
We treat that as its own service: remodel and renovation cleanup. It is built for homes people are still living in, which is a harder problem than either an empty build or an ordinary occupied home.
Questions
Common questions
- Do you provide remediation as well?
- No. We provide professional cleaning only. Hazardous-material remediation, asbestos or lead abatement and mold remediation all require licensed contractors, and a site needing those needs them before any cleaning crew arrives.
- How many passes does post-construction cleaning need?
- Typically three: bulk removal, a detail pass, and a final pass after a settling gap. The gap matters more than the count — cleaning three times in one afternoon does not solve a dust problem.
- Can I book post-construction cleaning for one remodeled room?
- Yes, though for an occupied home a remodel cleanup usually fits better because it also addresses where the dust has spread.
- When should the final pass be scheduled?
- After the punch list is genuinely closed. A single afternoon of touch-up sanding undoes a final pass. See when post-construction cleaning should be scheduled.
