How much does move-out cleaning cost in Fort Worth?

Move-out cleaning is quoted higher than a standard visit for a reason: it has to reach a standard someone will actively inspect, and it includes work nobody does during a tenancy.

Why it costs more than a regular clean

A standard visit cleans what is in use. A move-out clean cleans what has never been cleaned: the inside of every cabinet and drawer, the inside of the oven, the inside of the refrigerator including door seals, the range hood filter, window tracks, blind slats, closet floors and the wall behind the toilet.

None of those are difficult individually. Together they add up to several hours of work that simply does not exist in an ordinary cleaning visit, and they are precisely the items an inspector checks — which is why they exist on the list at all.

What drives the number

How long you lived there

A two-year tenancy leaves substantially more in cabinet interiors, appliance seals and grout than a six-month one.

Oven condition

The single most variable item in the whole job. A well-used oven can take an hour by itself.

Bathroom count

Every bathroom needs descaling, grout work and full detail. Count matters more than square footage.

Whether the property is empty

An empty property cleans faster and better. Furniture still in place blocks exactly the areas an inspector will check.

Pets during the tenancy

Carpet edges, baseboard runs and closet floors all hold hair, and it is one of the most reliable notes on an inspection sheet.

Hard-water history

Years of untreated North Texas water on shower glass is slow to reverse, though it is usually possible.

What is not included, and why

Move-out quotes vary a lot between providers mainly because of what sits outside scope. Check these before comparing numbers.

  • Carpet steam cleaning. A separate trade with separate equipment. We vacuum thoroughly including edges; if your lease requires professional carpet cleaning, book it after our visit.
  • Repairs, patching and painting. Not cleaning work.
  • Pest control. Some leases require it. Separate provider.
  • Exterior windows, gutters and pressure washing. Outside standard scope.
  • Removal of furniture or belongings left behind. Get the property empty first — it also makes the clean cheaper.

Weigh it against the deposit, not against a regular clean

Comparing a move-out quote to what you normally pay for a house clean is the wrong benchmark, because they are different jobs. The useful comparison is against what a property manager can deduct for cleaning — which, in Texas, is limited to what the lease allows and what the itemized statement supports, but is often more than the cost of doing it properly.

No cleaning company can promise you get a deposit back. Deposits also cover damage, repairs, unpaid rent and lease terms unrelated to cleanliness. What the service does is remove cleaning from the list of possible deductions.

Four ways to bring the number down

  1. 1Empty it completely before we arrive. The single biggest lever on the number. Anything still in the property means surfaces get done twice and the inspected areas stay blocked.
  2. 2Clean the oven yourself if you have time. It is the most variable line item. If you are willing to do it, say so at quoting.
  3. 3Take the trash out. Sounds trivial; a property full of bags eats time before anyone starts cleaning.
  4. 4Book early. Lease-end dates cluster around the end of the month, and so does everyone else's booking.

Should I book before or after the movers?

Is a move-out clean the same as a deep clean?
They overlap but they are not the same. A deep clean works around belongings in an occupied home. A move-out clean assumes an empty property and prioritizes appliance and cabinet interiors that an inspector will open.
Can my landlord book it instead?
Yes, though when an owner or manager books it the goal usually shifts from deposit protection to relisting the unit. That is rental property turnover.
