How much does Airbnb cleaning cost in Fort Worth?

Turnover cleaning is quoted as a schedule rather than a single visit, and the variables are different from a house clean. Window length matters as much as square footage.

What a host is actually buying

A turnover is not a smaller house clean. It is a reset performed to an inspection standard, on a deadline, including staging and a sweep for whatever the last guest left behind.

That means the pricing variables are different. On a house clean, condition drives the number. On a turnover, condition is fairly consistent from visit to visit — what varies is size, linen handling, how much staging the listing photographs require, and how much slack there is in the window.

What moves a turnover quote

Bedrooms and beds

Not the same number. A property with two bedrooms and a sofa bed has three beds to strip and remake.

Bathroom count

Every bathroom needs a full detail every turn, to a higher visible standard than a house clean.

Linen handling

Swapping to a fresh set you keep on site is fastest. Laundering on site during the turnover adds real time and is constrained by machine cycles.

Staging depth

A listing that photographs with folded towel arrangements, styled cushions and set-out welcome materials takes longer to reproduce than a simple one.

Window length

A five-hour gap is comfortable. A three-hour gap on a four-bedroom property may need more people on site, which changes the cost.

Turn frequency

Volume matters. A property turning three times a week is a different commercial proposition from one turning twice a month.

Setting the cleaning fee you charge guests

Most hosts pass some or all of the cleaning cost to guests as a fee. Two things are worth knowing when you set it.

First, a high cleaning fee on a one-night stay is one of the most common complaints in short-term rental reviews. It is worth checking what your fee looks like as a percentage of a single-night booking, not just of a weekend.

Second, the fee should reflect the actual turnover cost rather than being used as hidden margin. Guests compare total price across listings, and a low nightly rate with a large fee tends to convert worse than an honest nightly rate.

Fort Worth-specific factors

Event-driven demand. Stockyards, downtown, the Cultural District and TCU all produce sharp weekend and event peaks. Turnovers cluster into Friday and Sunday, and those slots fill first.

Arlington's zoning. Arlington permits short-term rentals only inside its designated zone around the Entertainment District, with annual permits per address. Turnover volume there tracks the events calendar closely.

Long, hot summers. Properties sitting empty between stays in July and August need attention to air quality and surfaces on arrival that a mild-climate property does not.

What is not included in turnover cleaning

We clean and reset. We do not provide linen rental, inventory ownership, restocking supply, property management, repairs or maintenance. You supply linens and consumables; we place them and tell you when stock runs low.

That boundary is worth confirming with any provider. Some hosts assume their cleaner is managing inventory right up until the day it runs out mid-season.

Per visit it is often less, because the property is in reasonable condition each time. But turnovers happen far more often and carry deadline constraints, so hosts should compare total monthly cost rather than a single visit.
Do you charge more for same-day changeovers?
Same-day is the normal case rather than a premium. What can change the cost is a very tight window on a larger property, because it may need more people on site to finish in time.
Can you do laundry during the turnover?
On-site laundering is possible but it is constrained by machine cycle times and it lengthens the visit. Most hosts with a busy calendar keep two or three linen sets and swap rather than launder in the window.
