Where to look, in order of usefulness
Neighbors, especially in a neighborhood association group. Fort Worth has strong neighborhood identities — Fairmount, Tanglewood, Ryan Place, Wedgwood, Park Glen — and their groups are the single best source, because the person recommending has skin in the game and lives nearby.
Real estate agents and property managers. They book move-outs and make-readies constantly, and they find out fast who turns up and who does not.
Google Business Profiles, read properly. Not the star average — the recent reviews, and specifically the ones that describe a problem and what happened next. How a company handles a complaint tells you more than fifty five-star reviews.
Local contractors. Builders, painters and remodelers know which cleaning companies can actually handle post-construction work, which is a good proxy for whether they are organized.
Five signals that predict a good experience
- 1They ask more questions than you expect. Bedrooms, bathrooms, when it was last cleaned, pets, floor types, what you actually want. A company that quotes without asking is quoting a guess.
- 2They tell you which service you need, including when it is the cheaper one. A provider who says "you do not need a deep clean, a standard visit will do" is a provider you can trust on the day they say you do.
- 3They name their exclusions. Anyone who agrees to everything on a walk-through will disappoint you in month three.
- 4They can produce insurance and bonding documentation without a fuss. Ask. The answer and the speed of it are both informative.
- 5They have a written scope. Even for residential work, a checklist you can hold them to removes almost every future disagreement.
Red flags worth walking away from
- A flat rate quoted sight unseen, over the phone, with no questions. Either heavily padded or about to run short.
- Vagueness about insurance. "We're covered" is not an answer. Documentation is.
- No answer on what happens if a cleaner is unavailable. With a single operator, the honest answer is that the visit does not happen — which may be fine, as long as you know.
- Pressure to sign a long contract for residential work. A standing schedule should be something you can pause.
- Claims that sound like guarantees they cannot make. No cleaning company can guarantee you get a deposit back.
- Cash-only with no paperwork. Fine for some arrangements, but it usually means no insurance behind the work.
How to run the first visit so you learn something
Book a single visit rather than committing to a schedule. Be there at the start for ten minutes to walk the property and name two or three priorities. Then leave and let them work.
Afterward, check the things that are slow and easy to skip rather than the things that are obvious. The perimeter of a floor rather than the middle. The back rim of the toilet. The shower door track. Under the edge of the bathroom vanity. The top of a door frame.
Those tell you whether you have hired someone who does the whole job or someone who does the visible half of it.
Fort Worth specifics worth asking about
Hard water. Ask what they use on shower glass and chrome. If the answer is a general-purpose spray, they will not shift North Texas scale.
Older homes. If you are in Fairmount, Ryan Place, Mistletoe Heights or anywhere with original tile and wood windows, ask what they use on those. Aggressive acids ruin old grout and fixtures.
Service area honesty. A company claiming to cover the entire Metroplex from one location is either turning work down quietly or arriving late. Ask where they are actually based.
